(Nov 1 to April 30 - not including Winter Holiday Season - see below - and Easter - +$5/night, $50/week in 2008)

Winter Holiday Season (Christmas, Chanukah, New Years), (from first Saturday before December 25th until last Sunday after January 1st), and Easter week

Rates and availability subject to change without notice prior to booking. $50.00 more/week and $5.00 more/night in next calendar year.

All bookings take place only with a Visa, MasterCard or you can wire the funds directly to our onsite property manager.

In last minute situations, and during the value season we may rent 2 nights (3 nights is the normal minimum) for a $50.00 surcharge. We also give last minute discounts based on number of nights and time of year.

To reserve these vacation rental condos we require a deposit of 25% of the total for the rental period. Final payments for most bookings are due 30 days prior to arrival. Bookings for Thanksgiving, Christmas, New Years and March Break require full payment 45 days prior to arrival date!

A security deposit of $500 will be held by our onsite property manager. This can be held against a credit card or held in cash. The hold, or cash will be returned on check out with the property manager verifying that the condo and furniture have not been damaged.

CANCELLATION POLICY
Of course we hope you don't have to change your vacation plans. However, please take note of the following in case changes are unavoidable.

For cancellations more than 30 days prior to arrival, we keep the 25% deposit. However, a reservation may be re-booked for another date (within the same condo suite) within the next 12 months for a $50 re-booking fee*.

If cancelled less than 30 days prior to arrival the full amount is non-refundable.

We recommend that you purchase some type of vacation insurance, which includes accommodation costs. Then if you must cancel your trip for the insurance may cover the cancellation costs. We do not have any experience with European Travel Insurance Companies. Please read through any insurance policy you purchase carefully as it will detail exactly what is and what is not covered.

*Any amount paid for March Break, Easter, Christmas and New Year holiday reservations cancelled less than 46 days prior to arrival is non-refundable.
